in project market area. Analyze the demography of the market
area. This will include a thorough analysis and calculation of
the size of the existing and projected future target market based
on household age, income, assets/home value, and likely moving
behavior, as well as any other relevant factors. 55 Plus, LLC
will produce a map of the market area.
- Existing and planned properties in
the market area. 55 Plus, LLC will utilize market area
supply data as provided by our competitive analysis of the target
area for the purposes of this analysis.
- Demand analysis. Calculate demand
projections in order to gauge the depth of the local and total
market and their capacity to support the existing product in the
market as well as the subject property and any other proposed
product. As part of this analysis we will perform standardized
quantitative tests of required market penetration and capture.
As part of these calculations we will also incorporate an analysis
of moving behavior of target households. Product definition. 55
Plus, LLC will assist with the definition of the proposed product
to be offered on the site. In addition, if you would like to broaden
the scope of the work to be performed as it relates to on-site
amenities outside on the grounds and inside the building, we can
discuss this additional service and negotiate an additional fee
based upon your needs.
- Absorption projections. Project
annual absorption of units within the total market as a whole
and at the proposed project over a five-year period.
- Written report and presentation.
Summarize our findings and conclusions regarding the potential
of the project, and provide conclusions regarding the depth of
the local marketplace as it relates to project’s feasibility.
TIMEFRAME
Market Feasibility Analysis typically takes five to six weeks for
completion. The date of completion will be agreed upon once the
scope of the work is defined and the authorization to begin is signed.
